Probably the most ambitious single residential project we've worked on to date, this thirty eight room, four storey residence in Bellevue Hill includes a cinema, wine room and panic room. Bucking the recent trend towards using in-house designers for commercial fitouts, IACR Accountants commissioned the Quinlan Group directly to oversee the design and documentation of their new North Sydney office. Spanning an entire floor of a boutique office block, the fitout included multiple meeting rooms, offices and amenities, all focussed around the boardroom and reception. After a lengthy gestation period, one of our favourite projects is heading to site early next month. Inspired by the innovative design of the DeLorean DMC-12, these townhouses respond to the geography of the wedge shaped site, presenting a large curved rear end to the street and more pointed linear nose towards the water. The facades themselves are clad in a mix of rendered concrete, and reconstituted timber cladding and louvres.
This master planning project in Guangzhou, China forms part of the recently completed Pearl River New Town precinct. Comprised of an exclusive residential enclave overlooking the river and gardens, a retail mall strip mall, and an entire commercial park, the development contains some of the only freestanding residences in the entire central city region.
Darryl and Simon are in the process of adding the finishing touches to the extraordinary restoration and extension of the historic Terragong estate. This project for a mini food hall and separate convenience store in the Lady Cilento Children's Hospital was delivered from conception to handover in only twenty weeks. The works included an entire new plant room, upgrades to an additional plant room, and elevated floors throughout the food hall, with associated disabled access provisions. Currently in design development, this waterfront project involves the redevelopment of an existing dilapidated two storey commercial building into a contemporary three storey retail and commercial destination. Once completed, the building will act as a landmark gateway to the adjacent retail precinct.
Believe it or not, this modernist jewel is actually an alterations and additions project. The original modest two storey bungalow has been absorbed into a contemporary three storey residence of the highest quality. Softened by a curving roof form, the dwelling nestles discreetly into the end of a cul-de-sac in Woollahra, and captures views out over Cooper Park. In June this year, long term collaborator Darryl Gordon commenced refurbishment of the Terragong estate in Jamberoo, a Georgian farmhouse built in 1858 and set on 12 acres of pastureland (with documentation support from the Quinlan Group of course.) Terragong will be reopening as a bed and breakfast in 2016, so we can all enjoy the fruits of his labour. This competitive tender for a large waterfront development was a trip down memory lane for our Managing Director. Ten years after the completion of Stage One at King Street Wharf in Sydney, this project brought back together the Project Architect, Development Manager and Construction Manager of that incredibly successful project, for another shot at reworking a significant track of dilapidated inner city foreshore.
Our new townhouse development in Lennox Head has been designed to function either as separate holiday units or one large dwelling. The dynamic street facade appears as a single integrated development, and references the fluid movement of the world class point break it overlooks. The pared back, low maintenance landscaping and white washed facades also harkens back to the architecture of the Greek islands - an early reference from the client.

Recently, we were commissioned to undertake our two hundred and twentieth project, so we thought it fitting to put together a quick retrospective of some key projects from the last hundred or so. Thanks again to everyone for their support over the past twelve years.
In the second half of this year we have lodged yet more tender bids with Compass/Medirest; this time for Campbelltown and Camden Hospitals in Sydney, and for the Lyell Mc Ewen Hospital in Adelaide. This takes the total number of collaborations between our businesses to nine over the past two years. We look forward to continuing to grow this relationship into the future.
Our current favourite interior projects has been featured in multiple publications over the past few months, including The Contemporist and Trends Ideas websites, and eight pages of editorial in New Home Trends magazine. It is also being featured as the flagship project for NavLam veneers on their own website. Great to see other people enjoying the project as much as we did.
The scaffold has recently come off the latest addition to our residential development stable, this time in Lennox Head. Scheduled for completion in early 2014, this dual occupancy development has been designed to be utilised either in one line, or as separate units. The living areas are located upstairs cradled between integrated privacy louvres; taking advantage of the panoramic beach views whilst still remaining intimate.
The Chris O'Brien Life House Cafe, Retail Outlet and Lounge was recently shortlisted in the World Interiors Retail and Hospitality Awards. We're really proud that this project held up against so much competition from projects with infinitely higher budgets and concept driven briefs.

This proposal for executive waterfront accommodation in Sydney’s south will set a new architectural benchmark for the area, creating a series of three story dual occupancy townhouses with four bedrooms, four bathrooms, four car lock up garages, two living areas, dedicated boat storage and boat ramp, elevated entertaining terraces and plunge pools.
This enormous two hundred metre long facility is a recent proposal for the highest standard of yacht storage. This structural glass box is complete with boutique club and entertainment facilities.

Our combined lobby retail and cafe at the new Chris O'Brien Lifehouse launched last week with an official function attended by the Prime Minister. The 400 sq.m facility comprises formal and informal lounge areas, a cafe with community table and standard seating, a Campos coffee bar, outdoor seating, and the official Lifehouse merchandise retail outlet. Principal Justin Quinlan has just returned from Milan, where The Quinlan Group was awarded 2nd prize in the residential category of the International Design Grand Prix. The Grand Prix is a bi-annual event run by Casalgrande Padana that recognises excellence in Architectural design globally and attracted more than 250 entries. The second of our architecture and construction projects for the Compass Group was given the green light for construction this week. Occupying the majority of the lobby of the new RPA Chris O'Brien Life House building, this will be a landmark retail project for the company and further evidence of the success of integrated architecture and construction services..
This substantial apartment renovation in Point Piper involved the amalgamation of two existing apartments into a single residence. The interiors have been carefully designed to span aesthetically between the 60’s modernist bones of the existing building and the more ornate furniture of the clients and their extensive art collection. Features include purpose built sculpture display cases in the lobby and a hidden butler’s pantry.

The design of this extension to an existing beachside semi includes multiple references to the traditional beach shack, with weatherboard cladding, exposed sandstone and oiled wide board timber floors. This bespoke contemporary interior was recently completed in Paddington. Spanning over four levels, the remodelling of the interior focussed on maximising connection and flow between the floors. The Quinlan Group’s 12th commission for Amalgamated Holdings was recently completed in Toombul, Brisbane. The scope of work involved the retrofit of an existing dilapidated 8 cinema complex to house the first of a new discount cinema chain product. The finished interiors are a careful blend of existing cinema detailing with insertions of contemporary fabric, including pixelated floor and wall patterns.
It's just like the old office, only bigger, cleaner and better finished (and with less stairs - all our current clients and suppliers breathe a sigh of relief ...) There's also a separate materials library and print room, so as well as looking better it also functions a lot better. We're still in the same building, so you know where to find us, however we've dropped down to Level 3, so please update your records accordingly.
So we made it. One hundred and seventy eight projects, forty five articles, twenty six staff, eighteen computers, seven printers, three company cars and one and a half GFC's later, The Quinlan Group has turned 10. This month saw Buildcorp start work on the new Toombul 8 Cinemas in Brisbane. This complex will see the implementation of new concepts in cinema retailing, including a variant on the self serve candy bar concept. Built construction also started work on the refurbishment of the Strathpine Cinema lobby, also in Queensland. Completion for both projects is scheduled for later this year.
The last quarter saw the completion of several residential projects, including the Pierce Residence in Paddington, the Stewart Warwicker Residence in Lewisham, the Fish Residence in Clovelly, the Longes Residence in Point Piper and Kirsch Fox Residence in Armadale. One of our more ambitious residential projects went to site this month. Nestled on a cliff edge overlooking Narabeen, the Sammut Residence features three distinctive wings centered around a huge outdoor living terracs and wet edge swimming pool. The open plan living areas are sheltered from the street behind a substantial stone clad wall and open out to the east, providing water views to all the public spaces and every bedroom.
The Quinlan Group recently completed another four cinema lobbies for Amalgamted Holdings, with another two currently under construction. The Myer Central and Cairns City cinema lobbies (pictured) included upgrades to the general concourse and ticketing. Myer Central also included a new self serve food and beverage facility, whereas Cairns included a more traditional serviced facility.
The Piccoli Residence in Griffith recently won the Master Builders Association Regional Award for residential housing over $1M. This is the second time one of our residential projects has received an acknowledgement from the MBA - here's hoping there's many more to come! Congratulations must go to Davis Donaldson and the team at Trade Fusion for their tireless dedication to ensuring the exceptional final quality of the build.

The roll out of the Event Cinema lobbies has continued at a rapid pace, with the completion this month of the Burwood and Hornsby sites, and with site work commencing on the first of several sites in Queensland. Constructed by MPA Projects and Reds Building respectively, the Burwood and Hornsby sites have been met wide solid public approval since opening. The latest in a long line of collaborations with Darryl Gordon, this beachside residence was transformed through a refined palette of lime washed timbers, natural stones and rich veneers. The construction work was completedby Don Hanna from DonRose Building in record time, and is a testament to his skill and professionalism. One longest running current project finally goes to site this week, much to the relief of all concerned. This substantial free standing dwelling in Bellevue Hill features six bedrooms, three and a half bathrooms, two living areas, a partially submerged three car garage, a cantilevered swimming pool and a lift. Work is also scheduled to commence shortly on residential projects in Clovelly, Point Piper, Elanora Heights, Penshurst and Kensington.

Our 20th townhouse project reached pratical completion this month. This compact terrace house conversion had been in the family for generations so it was important to retain several features of sentimental attachement to the owners. This included relocating an existing maple tree 1500mm to accomodate a covered rear deck.
Our recent commission for an exciting new type of resort development has allowed us to fully utilise our background in large scale mixed use infrastructure and masterplanning projects. Including hotel and villa accommodation, function rooms and conference facilities, the masterplan also has embedded within it a new type of housing product that we have been developing for the last two years with David Donaldson from Trade Fusion.
The recovery in the general market has seen increased workflow in the office, so we’ve had to restock and we’re now back to a full contingent of staff. Designed around the concept of creating a second level that was literally invisible from the street, this two storey extension in Bondi Junction has finally been completed by Trico Construction. The finished building is a meticulously detailed and beautifully finished jewellery box that belies its apparently conservative street presence.

Here's some evidence that good design adds a lot more value than just its aesthetic and environmental contributions. Despite only reaching practical completion last week, the owner of this free stading home in Maroubra has already had substantial offers made on the house by random passers by. As always, we have to thank an enlightened client and builder for carrying through the concept.
Another substantial freestanding house project designed by The Quinlan Group is nearing completion in Castlecrag. Nestled at the end of Edinburgh Road with expansive views of Middle Harbour, the site stays true to the modernist ideologies of the original building that occupied the site. Yet another large free standing housing project has gone to site in Northbridge. This project also sees us teaming up again with Cameron Smith from Parkzip and will be the eleventh The Quinlan Group designed project he has built for us, with several more to come over the next eighteen months. The timber and steel framing is nearing competion and you can already make out the form of the finished building.
Cameron Smith from Parkzip has recently finished constructing a little jewellery box for us in the Connaught Apartment building at the end of Hyde Park. This is our second apartment in the building and another JV project with our usual partners in crime. A large cliff top freestanding home is currently under development in the office for a returning client. This is the second home we have been involved in designing for Mr. and Mrs. Hush and we're really happy that they enjoyed the process so much first time around that they've decided to involve us again.
One of our earliest residential alterations and additions projects has finally been completed after nearly six years! After a rapid development application process, the client has worked their way through a stage development process with little involvement from our end. Our Southport Plaza project officially opened on December 15th with the client throwing a cocktail party on the main terrace. The construction scaffolding is finally coming off our mixed use development in West Leederville, Western Australia, revealing just how close the building is actually coming to realising the intent of the original design drawings. Fingers crossed the finishing will be just as successful.

With full on site grey and black water recycling, double glazed low-e doors and windows throughout, near perfect east west orientation and integrated sunshading, all combined with dynamic form, aesthetics and planning. We have a fair idea this is going to be our best residential project to date. We eagerly anticipate the April 2010completion date!
